Frequently asked questions
Where does this number come from?
The Dubai Land Department publishes every registered sale and every Ejari tenancy as open data. We load all of it, 1.2 million sales and 10.4 million tenancy contracts, and read the median for your size in your area.
Is this a valuation I can take to a bank?
No. A bank wants a RICS valuer who has walked the unit. This tells you what the market has been paying for homes like it, which is the number worth having before you make the offer.
How is the rental yield calculated?
Median registered annual rent for that size in that area, over the median registered sale price for the same size there. It is a gross yield: before service charge, agency fee and any empty month. A size needs ten contracts and ten sales behind it or we show the rent and hold the yield back.
What if my project has almost no sales?
You still get the median, with the number of sales behind it printed beside it. Under ten it is a handful of transfers rather than a market rate, so the result says so and offers you the area the project stands in. Widening is your call: we never quote the area’s numbers under the project’s name.
How current is the data?
The registry publishes daily and we pull daily. The date of the last registered sale we hold is printed on every result.
