Most property software turns a lease into a ten-screen ordeal. In Verna, a lease carries its term, rent, deposit, and charges on one record and moves from Draft to Approved to Active. That is the whole workflow.

One lease, one workflow, zero busywork

One unit per lease

Each lease ties one tenant to one unit with its term dates, rent amount, and billing frequency. Multi-unit tenants get one lease per unit, keeping every record clean and unambiguous.

Single-approval flow

Leases move Draft to Submitted to Approved through the standard approvals inbox. Managers and above sign off, agents do the day-to-day work. No tangled multi-stage chains.

Flexible rent terms

Set rent per period with Monthly, Quarterly, Semi-Annual, or Annual frequency. Add deposits, admin fees, and one-time charges like parking or storage as line items on the lease.

Move in on schedule

Activate a lease manually with Move In, or let it activate automatically when the start date arrives. Activation creates the occupancy and flips the unit to Occupied.

Extra charges

Attach one-time charges for parking, storage, or fit-out directly to the lease. Each flows into the payment schedule alongside rent and deposit rows.

Grace & pro-rata handling

Grace days bill rent-free and partial periods are pro-rated by day, so first and last billing cycles reflect exactly what the tenant owes.
