The Renew action builds a Draft copy of the lease, linked to its predecessor, with an optional rent change percentage. Approve it and the old lease is marked Renewed automatically.
A single termination record computes the full move-out settlement: pro-rata rent for the period stayed, rent received, outstanding balance, and deposit, resolving to a refund or balance due.
Add itemized deposit deductions for cleaning, repairs, or unpaid charges. Each line feeds the settlement math so the final figure is transparent and defensible.
Approving the termination terminates the lease, ends the occupancy, frees the unit, and cancels remaining unpaid schedule items, all in one step instead of a multi-stage chain.
A daily job marks Active leases past their end date as Expired. Expiry leaves the unit occupied on purpose, so you decide whether to renew, terminate, or release.
